JOB DESCRIPTION SUMMARY

Manages and coordinates all technical and mechanical work for a property to ensure the interior and exterior of
buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness,
appearance, safety, and overall functionality as well as meeting budgeted financial and operational goals.

JOB DESCRIPTION

1. Manages the completion of all work orders generated from resident requests for service, as well as ensuring routine
upkeep on the property is diagnosed and repaired or replaced in accordance with established policies, procedures,
safety standards, and code requirements and budgetary requirements.
2. Oversees the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by
completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors
and contractors as needed, obtaining needed supplies and materials, and inspecting completed work.
3. Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building
exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking
lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the
community and Greystar standards.
4. Periodically inspects work performed by other service team members to assess effectiveness of policies and
procedures and develop corrective action plans as needed.
5. Periodically inspects work performed by contractors, vendors and other service providers to verify the work,
materials and services meet quality standards, scope and specifications as required.
6. Maintains and orders adequate inventory of spare parts and maintenance materials as needed to stay within
budgetary guidelines.
7. Prepares the maintenance and capital expense budget for the property by analyzing and evaluating financial
statements, and accessing operational reports that establish historic and predict performance patterns based on
yearly unit inspections.
8. Completes monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
9. Supports cost-cutting and expense control programs by ensuring parts are repaired when possible rather than
replaced. Ensures team is not being wasteful with materials and supplies, and practicing the correct use for tools
and equipment.
10. Conducts regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily
accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure property
compliance.
11. Demonstrates customer services skills by treating residents and others with respect, answering questions from
your team and residents, responding sensitively to complaints about maintenance services, and assigned work
orders with efficiency and urgency.

This is a Dual Site role located in Lavon, TX.

1. Completes various human resources, financial, administrative, and other reports and analysis, and performs other
duties as assigned or as necessary.

organizational standards, and operational processes related to area(s) of responsibility and reporting violations or
infractions to appropriate individual(s).
• Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures,
and standards by immediately reporting any mechanical or electrical equipment malfunctions,
employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
• Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
• Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of
responsibility by attending internal and external training classes, research and/or subscribing to the internet or other
professional publications, or utilizing other appropriate method(s) to obtain business and professional information,
and applies knowledge and practices to area(s) of responsibility.
Working Conditions:
• Incumbents work in an office environment.
Physical Demands:
• Incumbents must be able to view computer screens and other electronic equipment, paper reports, and journals for
extended periods of time where visual strain may result.
• Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to ten (25) pounds independently and
twenty-five (50) pounds with assistance.
• Incumbents may be required to perform physical actions such as bending, stooping, crawling, and work in other
positions necessary to accomplish the installation of computer systems and equipment.
• Occasional travel may be required to attend business meetings, training classes, or other situations necessary for the
accomplishment of some or all of the daily responsibilities of this position.
Required Licenses or Certifications:
• None.
Knowledge, Skills, Abilities:
• Demonstrated ability to read, write, and communicate effectively to comprehend and complete requests for
proposals, review bids, prepare budgets and other documents.
• Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs
in order to complete required reports and other documents.

• Rare or regular travel may be required to assist other properties as needed, attend training classes, business
meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of
this position.
• Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage
subordinate and team members, including maintenance specialists.
• Incumbents must have EPA certifications Type I and II or Universal if position requires working on a sealed 
HVAC system to test system pressures, handle refrigerants, etc.
• Incumbents must have all certifications as required by State and Local jurisdictions.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and
skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment
and measuring devices.
• Demonstrated ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with
residents, clients, team members, and other business contacts, respond courteously to questions and
requests, and stay calm when addressing and resolving customer problems.

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
