JOB DESCRIPTION SUMMARY

Greystar is experiencing rapid growth in the Australian market! Following the successful launch of our first Build to Rent project – The Gladstone, we are expanding our team with a newly created Development Manager role.

Reporting directly to the Development Director, you will oversee the entire development lifecycle, from acquisition through to project delivery and handover for both existing and upcoming Victorian Projects.

This is a rare opportunity for an experienced Development Manager to play a key role in shaping our Australian expansion. You will have the ability to lead, influence and drive both active projects and new acquisitions, backed by the reputation and resources of a global real estate leader.

JOB DESCRIPTION

Key responsibilities:

🔹 Acquisition & Pre-Development

  • Conduct financial modelling, technical due diligence, and risk analysis for investment opportunities.
  • Prepare investment memoranda, feasibility reports, and market insight analysis.
  • Manage external consultants for site evaluation, planning approvals, and project feasibility.
  • Develop and oversee acquisition and development budgets, ensuring financial accountability.
  • Negotiate and review legal agreements, including JVs, development management, and construction contracts.

🔹 Project Delivery

  • Oversee project schedules, cost control, and change management to ensure timely and budget-aligned delivery.
  • Monitor financial viability, updating risk registers and financial appraisals.
  • Work closely with internal and external construction teams to meet quality, budget, and timeline goals.

🔹 Project Handover

  • Ensure a seamless transition from construction to operations, managing phased handovers.
  • Conduct post-completion performance reviews and lead lessons-learned evaluations.
  • Oversee final investor and stakeholder handover meetings, ensuring all obligations are met.

To be successful in this role, you should have skills including:

  • Tertiary qualifications in real estate, construction management, engineering or related field
  • Demonstrated experience as a Development Manager within high density, residential / mixed use developments in Victoria
  • Successful track record of managing full life cycle of development process through to completion
  • Excellent stakeholder management skills with a track record of leading and motivating multi-disciplinary teams, both internal and external
  • Strong knowledge of construction contracts (particularly D&C) and experience managing client actions
  • Strategic thinker with strong problem solving and analytical skills, ability to work autonomously as well as ability to engage with people and work across varying levels
