JOB DESCRIPTION SUMMARY
Park 120 and Arterra are proudly owned by ColRich, a family-owned real estate, development, and investment firm. Their focus is to reposition older assets, and offer well designed, affordable, and service centric workforce housing.
Supports and assists the community manager in overseeing and managing the financial facets of the community by completing accounting and bookkeeping tasks. Verifies and processes invoices and purchase orders for payment and assists in other accounting and financial transactions as necessary.

- Completes the daily transactions and tasks relatedto the financial operation of the community bycollecting and posting rent, fees, and other payments, preparing daily bank depositsand reconciling bank accounts, preparing financial reports, and processing invoicesandpayables.
- Reviewsresident files and accounting records to determine unpaid and/or late fees owed, communicates to residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue.
- Follows the Company’s established procedures relatedtoevictionsby following proper notice requirements, evicting residents, and representing the property as requiredin court hearings andeviction proceedings.
- Processes resident move-outs by reviewing lease terms andnotice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements. Apply move-out charges to the account from the final inspection.
- Receives, verifies, and processes invoices,purchase orders, and other bills to be paidbyresearchingdiscrepancies and duplicates with vendor(s),balancingledger accounts, and issuingchecksas needed.
- Assistsinsetting up new vendors, contractors, and other service providers for payment,contactsvendors and others as needed to research and resolveinvoice and payment disputes and issue payments.
- Completesvarious financial, accounting, administrative, and other reports and analysis, and performs other duties asassigned or asnecessary.
- Reviews utility billing resident charges to approve and address high, low and no read accounts.

The hourly range for this position is $24.00 - $26.75
Additional Compensation:
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
