JOB DESCRIPTION SUMMARY

Greystar’s Asset Management team is responsible for the strategy and business plan execution of a large portfolio of institutional quality multifamily properties, with a sharp focus on value-add execution and driving returns for our investors. The Senior Associate, Investment Asset Management leads the execution, development, and implementation of strategies and programs that enhance financial and operational performance, synthesizing operational results and market data to identify and drive opportunities that create measurable value across the portfolio.

JOB DESCRIPTION

  • Partners across functions including acquisitions, property operations, portfolio management, capital projects, and accounting to drive the investment performance of Greystar's owned asset portfolio.
  • Leads the creation of detailed pro-forma and Excel-based financial models, and gathers, compiles, investigates, and analyzes market data to identify market trends. Prepares and presents narrative memoranda, detailed reports, and market summaries that provide insights on property-level and market trends to internal stakeholders.
  • Leads the development of investment committee memos, financing and disposition recommendations, and asset updates, incorporating input from cross-functional partners and presenting findings to senior team members.
  • Establishes and maintains productive relationships with local market brokers, institutional and equity partners, lenders, regional property management, and other key stakeholders, serving as a primary point of contact for day-to-day transaction communications.
  • Develops documentation and recommendations on key findings that may affect the return and financial performance of the assets and independently identifies issues that could impact portfolio performance.
  • Participates in the disposition process including broker coordination and due diligence of assets under contract. Performs valuation analysis and independently develops and presents recommendations based on key findings affecting asset return and financial performance. Establishes critical timelines and deadlines for transaction-related tasks and proactively identifies and resolves issues that could adversely affect closing.
  • Monitors and communicates the status and progress of comparable sales transactions and competitive property deliveries within the assigned geographic region, providing market context and implications to senior leadership.
  • Leads process improvement initiatives with internal teams and external parties to increase revenue, reduce operating expenses, promote efficiencies, and improve overall portfolio performance. Leads the evaluation of rent structures and leasing velocity.
  • Serves as a key resource for business leaders, fielding complex questions and requests and providing data-driven recommendations rather than reactive support.
  • Oversees the monitoring, reporting, and proactive problem-solving of the assets within the assigned geographic region and may guide or review the work of junior team members.
  • Participates in the preparation of annual asset level business plans, including operating budgets, market analysis, real estate tax forecasts, and disposition strategy.
  • Coordinates with consultants related to real estate tax appeals and helps guide strategy on outcomes.

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
