JOB DESCRIPTION SUMMARY
The Custodial Service Manager serves as a liaison between Greystar and the University of South Carolina and is responsible for positively contributing to a high-quality, living-learning residential experience for students.
JOB DESCRIPTION
Custodial Services Management:
- Ensures the effective oversight and completion of janitorial-related work orders generated from resident requests for service, as well as preventative maintenance, related to the cleanliness of the residential communities in accordance with established policies, procedures, and safety standards.
- Ensure the effective oversight and completion of all schedules custodial/janitorial work required for the day-to-day upkeep of the property is completed
- Oversee and manage all assigned aspects of rooms and building turnover processes during the summer and throughout the academic year, including, but not limited to, scheduling vendors, ensuring vendors are following contract expectations, and inspecting all units and bedrooms to ensure buildings are ready prior to occupancy.
- Develops standards for the cleanliness, readiness, and overall appearance of the communities’ grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, administrative offices, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the communities.
- Ensures the services staff complies with Greystar’s and USC’s safety and risk-management policies and conducts regularly scheduled Greystar and department safety meetings, ensures all MSDS sheets, related to the scope of work, are current and readily accessible and keeps up to date on all OSHA and other safety-related laws and requirements to ensure communities and department compliance.
- Oversee the successful transition of residential facilities to summer conferences; collaborate and maintain timely communication with Campus Support Services concerning summer facilities availability, staffing, and capital projects to support effective conference operations.
- Support the Community Manager in long-range planning for residential custodial needs.
- Manage emergency response to custodial-related issues, which may include relocation/developing alternative housing plans for students in conjunction with the USC resident’s life staff.
- Help coordinate programs and campaigns, such as pest control, cleaning, sustainability, and other projects related to university housing custodial operations.
- Represent the department at all pertinent USC-related events and meetings
Financial & Inventory Management:
- Develop and manage the budget for regular custodial/janitorial duties and special project-related expenses in conjunction with the Community Manager.
- Maintain budgetary oversight of housing custodial operations and projects, including the ordering of all related material with attention to budget and delivery timelines, and ensuring that departmental, Greystar, and USC needs are met in all operational contracts and agreements.
- Develop, manage, and assess furniture, fixtures, and other amenity/common area related items/equipment and work with the custodial team to assess condition, need, and coordinate a replacement plan for items as needed.
Staff Supervision:
- Recruit, train, and directly supervise Housekeeping staff. Hold regular meetings with direct reports, attend weekly department staff meetings, and provide appropriate onboarding and professional development opportunities for staff as needed.
- Directly supervise the departmental service staff members, including Housekeepers, and Porters.
- Communicate with the department leadership team to discuss custodial services strategies, planning, and office needs.
- Provide and support staff recognition initiatives and promote professional development opportunities.
Department and Divisional Leadership:
- Assist with crisis management and emergency situations in residential communities; work collaboratively with Residence Life and Housing staff, Campus Police, Health & Wellness, and other departments as needed.
- Be accessible, visible, and present for relevant/occasional university speakers and athletics events; attend staff/student-planned community development activities and educational events as appropriate.
- Assist in leading task forces, presenting training topics, and executing departmental and USC projects as needed.
- Represent the department in new student recruitment and orientation events as needed.
- Respect and maintain confidentiality, parameters of operation, professional protocols, and individual privacy.
- Perform other duties as assigned by the supervisor or their designee.

Additional Compensation:
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
